Property Purchase and Land Transactions in Bangladesh

Land transactions in Bangladesh are complex, involving multiple registrations, government records, and a legal framework spread across the Registration Act, 1908, the Transfer of Property Act, 1882, the State Acquisition and Tenancy Act, 1950, and the Non-Agricultural Tenancy Act, 1949. Title defects, benami transactions, and fraudulent documents are significant risks without proper due diligence.

Foreign Nationals and Non-Resident Bangladeshis

Foreign nationals may not generally purchase agricultural land in Bangladesh. Non-Resident Bangladeshis (NRBs) may purchase property using foreign remittances and must comply with Bangladesh Bank guidelines. Purchases are made through Bangladeshi banks and properly registered with the Sub-Registrar's Office.
